Many Florida garages get both: an epoxy base for bond and build, then a polyaspartic topcoat for UV stability and a faster cure. Plain epoxy yellows in sunlight, which matters in a garage whose door is open every afternoon. Which system suits your floor depends on the slab and the sun it gets, so it’s recommended at the estimate.
It depends on the system and the weather. Polyaspartic topcoats usually take foot traffic within hours, and manufacturers’ data sheets put vehicles anywhere from about a day to a week after the last coat. You get the times for your floor before work starts.
Florida’s residential code doesn’t require a vapor retarder under a garage slab, so moisture can rise through the concrete and push a coating off from below. A calcium chloride or in-slab humidity test shows whether the slab needs a moisture-tolerant primer first.
A flake floor has natural texture. Solid and metallic finishes can get an anti-slip additive in the topcoat, which is worth it on any floor that sees rain blown in through the door.
Only if it is still fully bonded. Peeling or blistered coatings are ground off first, because a new coat is only as strong as whatever is under it.
